DSCR stands for Debt Service Coverage Ratio. It's calculated by dividing the property's monthly rental income by the monthly mortgage payment (PITIA). A DSCR of 1.0x means the rent exactly covers the payment. We require a minimum of 1.0x, with better rates available at higher ratios.

Can I use projected rent for a new purchase?

Yes. For purchase transactions, we use a market rent appraisal (Form 1007) to determine the property's rental income potential. This is ordered as part of the standard appraisal process.

Are there limits on how many properties I can finance?

No. Unlike conventional loans that cap at 10 financed properties, our DSCR program has no limit. You can finance as many properties as you qualify for.
