DSCR (Debt Service Coverage Ratio) lending is a type of rental property financing where loan approval is based on the property's rental income rather than the borrower's personal income. The DSCR ratio is calculated by dividing the property's annual net operating income by the annual debt service (loan payments). Most DSCR loans require a ratio of 0.75 or higher, meaning the property generates enough income to cover loan payments. DSCR loans are popular with real estate investors because they don't require traditional income verification and allow investors to qualify based on property cash flow.
